It takes a little bit of planning when turning over your property to a new tenant during the Covid-19 Pandemic and a realization that the coronavirus could be with us for some time into the future.

The Centers for Disease Control(CDC) say that the most common way the coronavirus spreads is with direct contact of an infected individual, however the virus may also spread through contact with contaminated surfaces and then touching ones eyes, nose or mouth. Given this, here are some extra precautions to take when cleaning your rental between tenants.

Steps you should take when hiring a company to clean

When talking to a prospective company or individual ask them what steps they are taking to reduce the risks of coronavirus transmission. Here are a few questions to ask;

-      What types of cleaning supplies do you use?

-      Are employees screened for Covid-19 symptoms?

-      Do your employees wear disposable booties and masks?

-      What steps are taken to prevent cross-contamination between properties?

-      Do they have any recommendations/reviews from other previous clients?

An advantage that a professional company might have is that they could spot surfaces that you might overlook when cleaning the unit yourself. Of course other risks can arise by having more people into your rental can increase risk of contamination. Consider checking into your local public health orders and levels of transmission in your area.

DIY Cleaning Tips 

For property managers, Agents or Landlords that choose to tackle cleaning themselves here are some helpful tips;

  • Clean and disinfect frequently touched surfaces daily. This includes tables, doorknobs, light switches, countertops, handles, desks, phones, keyboards, toilets, faucets, appliances and sinks. Use detergent or soap and water prior to disinfection. Then use a household disinfectant that meets the EPA’s criteriafor use against SARS-CoV-2, the virus that causes COVID-19.

  • Read labels on your cleaning products. Many people just spray and wipe, however some products need time to work. Check the products label and ensure your are using the product correctly

  • Clean high touch surfaces in your unfurnished rental which include, light switches, doorknobs, cabinet handles, counters, toilet seats and flush handles, sink faucets and windows.

  •  Don’t be too creative and start mixing products together. This can be dangerous!

Whether you choose to hire a professional company or tackle the cleaning yourself, it is always a good idea to add a little time between renters to ensure you have enough time to deep clean your property. Moving can be a stressful time for your new tenants as is, let alone adding in the daily stress of the coronavirus! Showing them that you are taking the time to clean and provide them with a healthy home can be the start to a great relationship with your tenant.
